Marketing and Leasing Services
Towards the completion of a development, our management team usually begins to
market the available space. We advertise and adopt various other channels to reach
out to the prospective tenants/ buyers. We advise landlords on the possible rentals that can be achieved from the premises and carry out surveys and come up with the appropriate rent rates.
Before embarking on leasing, SEDCO liaises with the landlords on the type of business and trade that should be permitted in the building. We group applicants to ensure that
there is a good mix of trade and business and to ensure compatibility of the businesses that occupy the building. We also vet prospective tenants and request them to fill a contact details form which facilitates short listing of applicants and allocation of spaces.
The essence of vetting is to ensure that only good tenants are considered for spaces.
This also facilitates compatibility of people in the estate. Emphasis is given to the
applicant’s ability to pay rent.
Pre-Occupancy Tenant Education
It is important that tenants are educated on the rules and regulations of tenancy e.g. their responsibility and obligations regarding security, property maintenance and good neighborliness.
New tenants are explained to the terms of the lease agreement that they will be called upon to sign.
Lease Administration
A lease is an important document as the owner of the property transfers the right to use and occupy the property to another for a specific amount of rent.
Our professional team manages building leases, occupational leases, sub-leases,
controlled tenancies and tenants’ liabilities.
Reparation and Administration of Lease agreements
As property managers we have the ability to advice on the preparation of lease agreements from a commercial point of view.
We are well versed on laws relating to landlords and tenants and this enables us to interpret lease agreements and advice legal consultants appropriately. Ideally, a lease should include among other things:-
a. Description of property
b. Length of the term of lease
c. Level of rent & regularity of rental reviews
d. Payment of premiums
e. Provisions and restrictions as to assignment or sub-letting
f. Responsibility of maintenance, repair and insurance
g. Provisions in respect to proposed alterations
